But between the estranged siblings who I had to first get on the same page, both tenants refusing to move out because their combined rents were about $3K/month below market value, and the final walkthrough being a total disaster, I had my work cut out for me a hundred times over on this one. Countless times this listing and transaction could've crashed and burned, including at the closing table where I had to extinguish a major fire. But I would never let that happen. Selling a 2-family house for top-dollar with one tenant in place is challenging enough, but with both units occupied, and at ridiculously low rents too, it's almost impossible to get even a reasonable price. Despite all this, our radically different and comprehensive marketing campaign produced 10 qualified offers. Despite the many challenges with this listing, I was able see the play, navigate the negotiations flawlessly, and deliver my clients a successful closing at a record price.
