The niece said that Nancy just wanted to be left alone. Again, desiring nothing other than an opportunity to help a neighbor (especially an elderly person), Louis agreed to meet with Nancy over at 1509 Emmons Ave., and offered the best plan he could think of to deflect the attention away from the elderly lady and shield her from Harry’s unrelenting harassment: To list her home at 1509 Emmons Ave. on the market at a ridiculously high price and put our For Sale sign in front of her house. That would insure, at the very least, that Harry, and anyone else interested, would contact us directly rather than bothering Nancy any longer. For the next 2 years we provided cover to our client but also kept an open line of communication with Harry and anyone else who called us to inquire about the property, just in case things ever changed on Nancy’s end. During that time, the owner of a property a few doors down from Nancy, at 1503 Emmons Ave., named Ursula, asked Nancy for our contact information. Ursula was also frustrated with Harry, however, unlike Nancy, she was very interested in selling. In fact, she had signed two different sales contracts with Harry over the previous two years, and while being represented by 2 different brokers. For one reason or another, the contracts with Harry always fell apart just prior to closing. We essentially brokered the deal with this highly accomplished developer to buy Ursula’s piece, along with Harry’s previously acquired pieces, to form two separate development sites. By the time that all of the contracts were finally signed and closed, the new plans were drafted by the developer, and the reality of two major construction sites soon beginning on both sides of her, Nancy was now finally interested in selling and joining the party. Ironically enough, Nancy now found herself in a very valuable position of leverage being that her home at 1509 Emmons Avenue was smack in the middle of the run. Recognizing and appreciating the value of scale by adding this keystone piece to his puzzle, the developer quickly changed his plans into one project rather than two, and we were able to negotiate a WELL DESERVED record sale price for Nancy’s property under her exact and strict terms. As a result of Louis Calemine’s incredible amount of hard work and coordination over several years, and in conjunction with all of the principals and attorneys involved, the neighborhood will now gain a new, trophy waterfront development, while both Nancy and Ursula, two elderly ladies in the twilight of their lives, are finally living stress-free lives, and in much better conditions than they were previously.
